X500 is a privately held investment group domiciled in Bulgaria. We acquire, develop and operate commercial real estate, renewable energy, battery storage and digital infrastructure — turning development projects into durable, yielding assets.
X500 was built by an entrepreneur with more than fifteen years of managerial experience in commercial and industrial real estate and renewable energy across Eastern Europe, and over a decade of independent investment activity.
In a relatively short period, the group has assembled a portfolio of yielding assets while progressing a pipeline of development projects that are systematically converted into income-producing holdings. We invest our own capital, we hold what we build, and we manage every asset as owners — not intermediaries.
The group is organised as a holding company, X500, which owns dedicated special-purpose vehicles. Each SPV holds a single asset or a coherent set of assets, providing clean governance, transparent financing and straightforward transaction structures for partners, lenders and counterparties.
Class A office and industrial property in established regional locations, held through the group's Landmark Ventures platform.
Utility-scale photovoltaic plants developed, operated and — where value is optimal — divested.
A 150 MW / 600 MWh standalone battery energy storage facility in operation — one of the largest in Southeast Europe.
Data centre development positioned on the region's growing demand for computing and connectivity.
Our current holdings combine stabilised, income-producing assets with selected development projects in sectors where the group has proven operating experience.
The only Class A office building in the central administrative area of Varna — steps from the Municipality and the Sea Garden, ten minutes from the international airport. Owned by an SPV, part of the group's Landmark Ventures real estate platform, the building offers flexible, modern office space with underground parking, let to established multinational tenants in finance, technology, aviation and consumer sectors.
A 150 MW / 600 MWh standalone battery energy storage facility in the Burgas region, held through an SPV — among the largest operational standalone storage assets in Southeast Europe. The plant provides four-hour storage duration and monetises Bulgaria's growing need for flexibility through energy arbitrage and grid-balancing services. Independent industry analysis ranks the facility among the four largest operating battery projects in Europe — one of the cornerstone systems turning Bulgaria into the region's “energy battery” (Capital, “Top 20 batteries already changing the power market”, July 2026).
A 3.7 MWp ground-mounted photovoltaic plant in Razlog, southwestern Bulgaria, selling electricity on market terms. The project was developed in-house and phased into operation to capture favourable component costs and strong peak power prices.
A data centre development addressing the region's accelerating demand for computing capacity and connectivity — a market validated by the entry of global operators into Bulgaria. The project is held through a dedicated SPV within the group.
The group's credibility rests on completed projects — assets taken from greenfield through construction to operation, and divested when the value case was right.
Ground-mounted photovoltaic projects at Osiemborów (1.0 MWp) and Kosuty (2 × 0.5 MWp) were developed to completion and successfully divested — an early demonstration of the group's ability to execute cross-border.
A 1.0 MWp plant in the Strumica region was completed at the end of 2019 and subsequently expanded by 50%. The project was later sold, completing the group's second international develop-and-exit cycle.
Developed in phases in Razlog and retained in the portfolio as a yielding asset selling power at market terms.
The acquisition of Varna's central-district Class A office building anchored the group's income-producing real estate portfolio with a stabilised, multi-tenant asset.
The Burgas facility took the group from megawatt-scale solar into utility-scale storage — a step-change in scale that positions X500 at the centre of the region's flexibility market. Independent rankings place it among the four largest operating battery projects in Europe (Capital, July 2026).
Institutional trust is earned transaction by transaction. Over the past ten years the group has raised more than EUR 100 million of debt financing for its projects — each facility independently scrutinised, structured and endorsed by established regional banks.
The group's storage and generation assets work alongside the national Electricity System Operator, contributing to the balancing and stability of the grid.
Offtake and optimisation arrangements with major energy trading houses active across the Southeast European power markets.
International corporates are tenants of the group's real estate and counterparties to its services — relationships built on delivery, not promises.
Central and Eastern Europe is rebuilding its power system in real time: renewables are scaling fast, coal is retiring, electricity demand from industry and data centres is rising, and the resulting price volatility is creating durable value for flexible assets. Our portfolio is built where these trends converge.
CEE is undergoing one of Europe's fastest energy transitions. Legacy coal capacity is retiring, interconnection is deepening, and renewables' share of generation is climbing steeply — widening intraday price spreads and rewarding owners of flexible, dispatchable and well-located assets. The group's develop-own-operate model is designed for exactly this environment.
The region's largest power market has built over 20 GW of solar and 10 GW of onshore wind, with grid plans pointing to more than 40 GW of PV over the next decade. Capacity-market auctions have already contracted some 9.5 GW of energy storage — evidence of the structural demand for flexibility that X500's storage expertise addresses. Poland — where the group has already developed and exited — is a market of immediate interest for our next ventures.
Romania added 2.2 GW of solar in 2025, lifting cumulative capacity above 7 GW, and awarded 4.2 GW of renewables under its first two CfD auctions — beating targets. With a 10 GW solar goal for 2030 and utility-scale build-out nearly doubling year on year, Romania is a market of immediate interest for the group's next ventures.
We originate, permit, build, operate and — when it maximises value — divest. Controlling every stage protects returns and keeps accountability in one place.
One asset, one SPV. Clean corporate structures make our holdings transparent to lenders, partners and regulators, and keep risks ring-fenced.
We commit capital only in sectors and geographies where the group has hands-on operating experience — Bulgaria first, the wider region by design.
We welcome enquiries from institutional partners, lenders, tenants and counterparties interested in our assets or in co-investment across the region.
